Trust Pilot Reviews
Recently returning to a Conveyancing role I completed my LPC at De Montfort University in 2002 following my Law Degree.
Having previously worked in a large busy Conveyancing department in Northampton for over 13 years I worked from an Assistant up to Fee Earner level during that time. I have extensive experience of freehold, leasehold, shared ownership schemes, right to buy and new build transactions.
Moving can be extremely stressful and our role is to make the process as smooth as possible. Cutting through the legal complexities and offering clear, concise advice and a high level of service whilst being empathic to our clients’ needs and timeframes.
Outside of the office the pandemic has made me really appreciate the Northamptonshire Countryside and I now regularly go for walks around where I live. I have also taken part in the 10,000 steps a day challenge for Cancer research.
I am a Solicitor and I joined Clarity from Shoosmiths in March 2022. I graduated from De Montfort University in 2008 with a Law Degree and completed my Training Contract and became a qualified Solicitor in 2016.
I bring a wealth of experience having worked in the Residential Property sector for over 8 years. In that time, I am proud to have helped a lot of clients move home and know exactly how it feels having moved twice myself. My own experiences remind me to treat my clients the way I would want to be treated if I was in their shoes. My job is to help my clients navigate the buying and selling process from a legal point of view through their entire journey from the point we are instructed, up to completion.
I deal with all kinds of freehold and leasehold purchases and sales. My aim is to make the legal process as simple and smooth as possible for my clients and I achieve this by understanding their needs and doing everything I can to meet those needs in a professional and timely manner whilst also liaising with Agents, lenders and other parties on their behalf. I enjoy what I do and it feels great when you hear a happy client say thank you after their matter completes.
I am currently the Vice President of the Northamptonshire Law Society, having been a council member since 2016. The society exists to represent all lawyers and to provide a platform for all people working in the legal sector in the Northamptonshire area.
I am happily married and enjoy walking my dog in my spare time as well as following various sports on weekends including my boyhood club Arsenal FC.
Amy Smith ACILEx
I graduated with a Law Degree from Northampton University in 2014 and prior to joining Clarity, worked as a Fee Earner within a busy Conveyancing department in Northamptonshire. Currently I am studying to complete my CILEx Graduate Fast-Diploma, whilst working full-time here as Assistant Manager.
Having recently purchased my own property I fully understand how important it is to be kept up to date with the transaction from start to finish.
Away from the office I enjoy spending time with friends and family and trying to keep fit! Having recently completed a half marathon in March 2019 I am patiently waiting on a place for the London Marathon in 2020.
I started working in conveyancing when I finished school in 2015 as Legal Apprentice in a busy Northamptonshire law firm. After completing my CILEx Diploma in Property Law and gaining several years’ experience, I took a break to do some travelling.
Since July 2018 I have spent my time travelling around Europe and Asia as well as living in Australia but am now enjoying being back in the familiar streets of Northampton. I love spending time with my friends and finding new places to go out to eat and drink.
I have graduated from the University of Northampton with my Bachelor of Laws in 2020. I am currently undertaking my Legal Practice Course and Masters of Law whilst working full-time at Clarity as a Junior Paralegal. I have had previous experience working within a busy sector of a large commercial law firm and due to my interest in conveyancing I decided to undertake this role. I have also had pro bono experiences whilst at university such as being a team leader for a Streetlaw project whereby we (a group of LPC students) provided presentations to the wider public i.e. to primary schools, secondary schools, prisons and homeless shelters about relevant law regarding social media and the law, cyberbullying, unfair dismissal, knife crime and consumer law. The main idea of this was to simplify the law to the wider public, which also resonates very highly with my own and Clarity’s main aim; being able to provide clear and concise legal advice. I do hope to eventually attain my main career goal and gain a training contract in order to train as a solicitor.
In terms of myself, a bit more personally – I absolutely love spending time with my family and am very family orientated – as there is nothing as wonderful as being with your loved ones. I also enjoy going out to places with my family and friends such as new places to eat (self-declared foodie) and enjoy nature through going for country park walks.
I studied Business Management and Marketing at the University of Lemnos Greece in 2012, followed by my studies as an Aesthetic in IEK KSINI at Thessaloniki Greece in 2014. I worked as a collection agent and administrator in a busy Northamptonshire law firm, where I fully understood the importance of communication and keeping up to date through a transaction from start to finish.
On my free time I enjoy spending time with friends and family, enjoying outdoors activities and travelling when I can, finding new places to visit and I am also a detective movie and book lover.
We understand that buying a property is an exciting, but sometimes stressful time. That’s why selecting the right lawyer, once you have agreed to purchase a property is vital.
Whether you are a first time buyer, an experienced purchaser or a property investor, Clarity are here to offer you clear and concise legal advice, providing not only a friendly and approachable service, but making certain that you understand the process fully.
We hope you will be happy in your new home!
Selling your property can be both stressful and confusing. A sale often involves a chain of transactions which extends beyond your and our immediate control. At Clarity we will work closely with your estate agent and any other third parties and ensure that the property sale is actively being progressed.
We will guide you through the process and make sure you are kept up to date throughout. Additionally, Clarity can offer our Clarity Pack to prospective clients who wish to instruct us prior to a sale on their property being agreed.
Release or Transfer of Equity
A transfer of equity is required if you wish to add or remove someone from the legal title to a property, but one of the original owners remain.
Before agreeing to proceed with a Transfer of Equity we would always advise that you speak with an accountant or tax specialist in relation to any mortgages on the property and any potential stamp duty or capital gains tax considerations.
Changing mortgages to increase your borrowing or improve the terms of your borrowing is a relatively straightforward process, but it does involve making sure that the financial aspects are properly explained and that the title to your home is secure.
At Clarity we believe that the re-mortgage process should involve a full title health check to make sure that any potential problems are rectified. We will deal with all of the financial aspects of the transaction and update the legal title.
Purchasing a property at auction can be very exciting and you can potentially find a real bargain. However not all auction sales are for unique, high quality properties. Some are looking to get rid of otherwise undesirable properties that may not sell under normal circumstances. Our advice, don’t get caught out! We recommend taking advantage of our pre-auction pack review when looking to purchase at auction.
Pre-auction pack review: If you have a copy of the full auction pack for the property that you are interested in, we can provide a report on the terms of the contract, observations on the property title and issues relating to planning and building regulation compliance. This report will draw attention to specific issues of relevance to future resale potential and contact advice in respect of the contractual position created by successful bidding at auction.
With the pre-auction pack review you can enjoy the auction and get a bargain without the hassle.
The Clarity Pack
It’s usual for clients to wait until an offer has been agreed on their property before instructing a lawyer. However this can add time, causing delays in the buying process, as well as frustration for your buyer. The Clarity Pack looks to address these issues by providing pre-sales checks for clients before a sale has been agreed on their property – All for FREE!
As part of The Clarity Pack we will:
- obtain the relevant instructions, identification and protocol forms in advance and in readiness for your sale being agreed.
- obtain title documents for your property.
- carry out a pre-sale check on the paperwork which will uncover any issues that we foresee may delay your sale.
- gather any additional paperwork which we can send to the purchasers lawyer with the contract package limiting enquiries.
