I graduated with a Law Degree from Keele University in 2005 and have spent my working life in conveyancing. I specialise in all areas of residential conveyancing including freehold, leasehold, unregistered, shared ownership, re-mortgage, transfer of equity and auction property work.

I have lived on the Leicestershire-Northamptonshire border all of my life and have fantastic local knowledge of the area.

Out of the office I enjoy tennis, badminton and rounders. I also take pride in supporting my home town football and rugby clubs, although my young family keeps me pretty busy nowadays, so catching a live game is few and far between.

I graduated with a Politics Degree from Lancaster University in 2000 but have spent my working life in conveyancing, both in Northampton and Milton Keynes.

I undertake all areas of residential conveyancing work including freehold, leasehold, unregistered and shared ownership.

I currently work 3 days per week, the rest of my time is spent with my young family. Away from the office I enjoy spending time with friends and family, Pilates, watching the Saints and trying new cocktails!

I graduated with a Law Degree from Northampton University in 2014 and prior to joining Clarity, worked as a Fee Earner within a busy Conveyancing department in Northamptonshire. Currently I am studying to complete my CILEx Graduate Fast-Diploma, whilst working full-time here as Assistant Manager.

Having recently purchased my own property I fully understand how important it is to be kept up to date with the transaction from start to finish.

Away from the office I enjoy spending time with friends and family and trying to keep fit! Having recently completed a half marathon in March 2019 I am patiently waiting on a place for the London Marathon in 2020.

After completing A-levels in maths, history, philosophy and law I started working as a junior paralegal in 2018. I like helping clients through the life changing events of buying and selling their homes and enjoy solving problems to make the process as smooth as possible. Maybe even one day I’ll be able to buy my own home!

In my spare time I love baking, having fun with my brother and sisters and travelling to new places.

I started working in conveyancing when I finished school in 2015 as Legal Apprentice in a busy Northamptonshire law firm. After completing my CILEx Diploma in Property Law and gaining several years’ experience, I took a break to do some travelling.

Since July 2018 I have spent my time travelling around Europe and Asia as well as living in Australia but am now enjoying being back in the familiar streets of Northampton. I love spending time with my friends and finding new places to go out to eat and drink.

I have recently graduated with my LLB degree from the University of Northampton and am now currently studying my masters LLM degree on a Saturday at the University of Birmingham, this is in order to obtain my goal of becoming a solicitor.

Selling Property

Selling your property can be both stressful and confusing. A sale often involves a chain of transactions which extends beyond your and our immediate control. At Clarity we will work closely with your estate agent and any other third parties and ensure that the property sale is actively being progressed.

We will guide you through the process and make sure you are kept up to date throughout. Additionally, Clarity can offer our Clarity Pack to prospective clients who wish to instruct us prior to a sale on their property being agreed.

Release or Transfer of Equity

A transfer of equity is required if you wish to add or remove someone from the legal title to a property, but one of the original owners remain.

Before agreeing to proceed with a Transfer of Equity we would always advise that you speak with an accountant or tax specialist in relation to any mortgages on the property and any potential stamp duty or capital gains tax considerations.

Changing mortgages to increase your borrowing or improve the terms of your borrowing is a relatively straightforward process, but it does involve making sure that the financial aspects are properly explained and that the title to your home is secure.

At Clarity we believe that the re-mortgage process should involve a full title health check to make sure that any potential problems are rectified. We will deal with all of the financial aspects of the transaction and update the legal title.

Purchasing a property at auction can be very exciting and you can potentially find a real bargain. However not all auction sales are for unique, high quality properties. Some are looking to get rid of otherwise undesirable properties that may not sell under normal circumstances. Our advice, don’t get caught out! We recommend taking advantage of our pre-auction pack review when looking to purchase at auction.

Pre-auction pack review: If you have a copy of the full auction pack for the property that you are interested in, we can provide a report on the terms of the contract, observations on the property title and issues relating to planning and building regulation compliance. This report will draw attention to specific issues of relevance to future resale potential and contact advice in respect of the contractual position created by successful bidding at auction.

With the pre-auction pack review you can enjoy the auction and get a bargain without the hassle.

The Clarity Pack

It’s usual for clients to wait until an offer has been agreed on their property before instructing a lawyer. However this can add time, causing delays in the buying process, as well as frustration for your buyer. The Clarity Pack looks to address these issues by providing pre-sales checks for clients before a sale has been agreed on their property – All for FREE!

As part of The Clarity Pack we will:

  • obtain the relevant instructions, identification and protocol forms in advance and in readiness for your sale being agreed.
  • obtain title documents for your property.
  • carry out a pre-sale check on the paperwork which will uncover any issues that we foresee may delay your sale.
  • gather any additional paperwork which we can send to the purchasers lawyer with the contract package limiting enquiries.
