Originally from Wales, Joanne moved to Bristol to study for her Degree and then moved to the Milton Keynes area where she qualified as a Solicitor in 2004.
Having spent over 13 years working within residential conveyancing in and around the Northampton and Milton Keynes area, Joanne believes in offering a thoughtful and dedicated approach to all her clients and strives to make every residential move as smooth and painless as possible.
Outside work Joanne enjoys running, swimming and competing against her two sons at tennis.
Louise has worked within the property market since 2002.
Her areas of expertise are freehold and leasehold sales, purchases and re-mortgages, Shared Ownership Schemes and redemption of Help to Buy loans.
Louise is committed to delivering a high level of client service with a positive and enthusiastic attitude.
Outside the office Louise enjoys socialising with family and friends over a bottle of Prosecco (or two).
I graduated from Anglia Ruskin University in 2013 and have been working in residential conveyancing for 9 years. I have since completed my CILEx Diploma in conveyancing and I am currently working towards becoming a Chartered Legal Executive.
I strive to ensure clients are provided with a clear understanding of the transaction taking away the legal jargon that can come with it.
When I am out of the office I spend the time looking after my family and I enjoy a good ITV crime drama.

Having joined Clarity in 2020 after spending 5 years working for an Estate Agency in Milton Keynes, I have the experience that comes with knowing exactly what a client needs in order to have a stress free transaction from start to finish. I strive to ensure all our clients are given the highest quality of service and feel comfortable knowing that we will get the job done. Outside of work I enjoy time with my friends and family. Spending time out on a walk with my dog Stanley, or in a pub garden enjoying the sun.
Paralegal – Post Completion
I hold a LLB (Hons) Degree with Management Studies from the University of Buckingham.
An addition to this I have successfully undertaken the Cilex Level 6 Diploma course in Conveyancing
and Civil Litigation.
For the past four years, I have worked in Residential Conveyancing, mostly in Post Completions, tying up the loose threads.
Outside of work, I love to explore and experiment with various cuisines. I also do youth work.
I moved to Milton Keynes in 2021 after buying my first home. Prior to joining Clarity, I was working as a Conveyancing Paralegal for a firm based in Central London. I possess over two years of industrial experience.
I hold three degrees ; a Law (LLB) degree from University of London, a Masters in History and a Postgraduate diploma
in Law from from BPP Law College.
Working in residential Conveyancing has been such a rewarding experience for me thus far because it feels like you are actually making a difference in people’s lives and buying a property without a doubt is exciting.
Aside from Conveyancing, I enjoy quiet weekends at home, listening to some music through the speakers in my room and watching true crime documentaries.
I am currently studying my Law degree at Northampton University, with the intention of becoming a conveyancing solicitor.
Residential conveyancing is a rewarding sector and dealing with clients purchasing or selling can be a stressful time and I take pride in assisting in these transactions.
Being able to provide clients with the utmost pleasant experience is a goal we achieve here at Clarity Milton Keynes.

I started working in conveyancing when I finished school in 2004, where I progressed from office junior to managing my own files. After taking a break to have my children, I am now back part-time and work as a paralegal. Selling or buying a property can be a very stressful time and I always take time, with all of our clients to guide them through the process from start to finish.

Selling your property can be both stressful and confusing. A sale often involves a chain of transactions which extends beyond your and our immediate control. At Clarity we will work closely with your estate agent and any other third parties and ensure that the property sale is actively being progressed.
We will guide you through the process and make sure you are kept up to date throughout. Additionally, Clarity can offer our Clarity Pack to prospective clients who wish to instruct us prior to a sale on their property being agreed.
Release or Transfer of Equity
A transfer of equity is required if you wish to add or remove someone from the legal title to a property, but one of the original owners remain.
Before agreeing to proceed with a Transfer of Equity we would always advise that you speak with an accountant or tax specialist in relation to any mortgages on the property and any potential stamp duty or capital gains tax considerations.
Changing mortgages to increase your borrowing or improve the terms of your borrowing is a relatively straightforward process, but it does involve making sure that the financial aspects are properly explained and that the title to your home is secure.
At Clarity we believe that the re-mortgage process should involve a full title health check to make sure that any potential problems are rectified. We will deal with all of the financial aspects of the transaction and update the legal title.
Purchasing a property at auction can be very exciting and you can potentially find a real bargain. However not all auction sales are for unique, high quality properties. Some are looking to get rid of otherwise undesirable properties that may not sell under normal circumstances. Our advice, don’t get caught out! We recommend taking advantage of our pre-auction pack review when looking to purchase at auction.
Pre-auction pack review: If you have a copy of the full auction pack for the property that you are interested in, we can provide a report on the terms of the contract, observations on the property title and issues relating to planning and building regulation compliance. This report will draw attention to specific issues of relevance to future resale potential and contact advice in respect of the contractual position created by successful bidding at auction.
With the pre-auction pack review you can enjoy the auction and get a bargain without the hassle.

It’s usual for clients to wait until an offer has been agreed on their property before instructing a lawyer. However this can add time, causing delays in the buying process, as well as frustration for your buyer. The Clarity Pack looks to address these issues by providing pre-sales checks for clients before a sale has been agreed on their property – All for FREE!
As part of The Clarity Pack we will:
- obtain the relevant instructions, identification and protocol forms in advance and in readiness for your sale being agreed.
- obtain title documents for your property.
- carry out a pre-sale check on the paperwork which will uncover any issues that we foresee may delay your sale.
- gather any additional paperwork which we can send to the purchasers lawyer with the contract package limiting enquiries.
